What I particularly liked about your approach with my client was you pointed out all the work that needs to be done yet were very clear that these items were yearly maintenance and should not be deal breakers. You were very clear that you were helping my client know how to take proper care of his home, so he will not end up with lots of expensive problems later. I bet a lot of realtors feel that you point out too much stuff and scare the buyer. I think you are thorough and informative. Just make sure you continue to approach all the issues as common for the age of the house and no big shocker. I like that you tell buyers you know a good handy man that can d these things reliably and at a good price.
For me the thorough and comprehensive report is helpful for Inspection Objection. Including the report showed that we were only interested in big ticket items and not being nitpickers. I think it was great to be able to narrow down to a few items and let the seller see that we could have asked for a lot more and that we were trying to be fair. It makes them more amenable to fix the few things asked for even if they are big ticket items.
My client at first had concerns, since you did not get up on roof, but the information in the final report allayed those concerns later. Also, he knew that you could not get on the roof because the weather was not safe to be on a roof the day of the inspection.
You were very thorough and you were very knowledgeable and I learned a lot myself. I feel very assured after your inspection that there will not be any big surprises for my client. That helps me because I want my client to move in and be happy with the house and not disappointed because we missed something big.

I just purchased my first house and had an inspection done by Rick at Sherlock Homes Inspection and Appraisal. He was VERY thorough, professional and answered any and all questions I had.
The line of communication was very open, I was able to call, text and email both before and after the inspection when I had any questions or concerns.
His report was very detailed and easy for me to understand. There were a ton of pictures with arrows pointing directly to any problem areas, and then detailed written notes and recommendations for both repair and maintenance, as well as ratings for each area. They also use the latest in drone technology to inspect the roof and I was amazed at how detailed the pictures were for this.

I don’t think that the reports are too detailed, in fact I think it is my responsibility to somewhat set the expectation of how a certain house may perform in an inspection and understand what kind of inspection performance my clients are looking to achieve before we get to the point of paying for an inspection!
